To Do List For Buyers
- Notify us that contract has been signed
- Make appointment with financier
- Provide all documents needed to enable financier to process application
- If you are a first home buyer ensure you have Birth Certificate or Passport available
- Advise us of what reports you wish to have done, pest, status, electrical, plumbing or other (if any) as per the contract
- Once reports have been received Maleys will provide you a copy to view and advise of any issues you wish the vendor to attend to prior to settlement. You have 14 days from the date of contract to do this.
- Financier confirms that your finance has been approved
- Once finance has been approved and you are happy with reports the contract then becomes unconditional
- Should receive mortgage documents soon after finance has been approved please sign and return to broker or bank at your earliest convenience so you do not delay settlement
- Contract and Transfer are submitted to Stamp Duties for assessment
- One week prior to settlement, if not already contacted by us, contact us to see how matter is progressing
- Approximately one week before settlement arrange the following to be changed over on settlement date
- Telstra;
- PAWA
- Gas company (if applicable)
- Insurance
- If applicable, arrange for re-direction of mail.
- If you are contributing funds towards the purchase please forward to our trust account 3 working days prior to settlement.
- Advise us of your forwarding address and telephone number (if different to address of property being bought).
- Arrange final inspection of property with real estate agent for day prior to settlement and advise of any concerns
- Collect keys from us or agent once settlement has been completed.
- Move in.
