To do list for Sellers

  • Notify us of the sale and confirm that the contract has been signed.

  • Contact your financial institution who holds a mortgage or title on your property and advise them that you have sold your property. You must sign all necessary documents to ensure the bank release the mortgage registered on your property.

  • Tentatively book removalist for settlement date

  • Upon our request attend to signing all documents as necessary and providing your latest rates notice and evidence of payments. Provide us with details of how you wish for your settlement funds to be disbursed at settlement.

  • If the property has a tenant and is managed by a property management company you must immediately advise them of the sale. If you manage the property yourself you must advise the tenant of the pending sale.

  • Approximately one week prior to settlement contact:
    • Telstra
    • PAWA
    • Gas Company

  • Arrange for re-direction of mail to your new address.

  • A few days prior to settlement contact the real estate agent to check if the buyers are conducting a final inspection and ensure that you arrange access for such inspection.

  • Notify the following in relation to new address and contact details:
    • State/Commonwealth Electoral Offices;
    • Post Office;
    • Delivery people;
    • Family and Friends;
    • Banks, share registries, insurance and superannuation companies.
    • Other relevant bodies concerning credit cards, social welfare payments, subscriptions, club memberships, MVR, tenants of investment properties.

  • Once your settlement has been confirmed you should contact your removalist to confirm date and time of pickup.

  • At least 3 days prior to settlement contact us to advise:
    • If buyer is conducting a final inspection on morning of settlement;
    • Your new forwarding address and contact number
    • Best contact number for you on the day of settlement, in case there are any hiccups;

  • On the morning of settlement please ensure you have arranged collection or delivery of your keys with the real estate agent.

  • Move Out

  • After we have advised you that settlement has been completed you can collect your settlement cheque (if any).

  • Cancel any insurance policy on the property and, if applicable, arrange for house and contents insurance on your new property.
